In 2006 Nick Baker Architects (NBA) were commissioned by developer Radley Homes to prepare a feasibility study for the brownfield dockland site on Cliff Road, Ipswich.
Due to its prominent location NBA carried out a detailed urban analysis in consultation with Ipswich Borough Council. Previously considered as an “edge” development site analysis identified the location to be a “gateway” into the rapidly rejuvenated Ipswich Docklands and Marina.
This new prominence enabled proposals to take on a renewed identity with the planners considering innovative massing and increase building height.
The project was designed to provide a mixed use scheme with student accommodation on the upper floors and retail at the lower levels.
